Setting the Scene
At Buckingham, an entrepreneurial spirit, creativity, and passion blend with unmatched industry expertise to deliver exceptional results. Their people drive their success, and their commitment to never settle has fueled consistent growth since their modest beginnings as a rental company in 1984. Today, Buckingham manages over $3 billion in real estate assets, all while remaining true to their mission of creating superior environments where people can live, stay, or play.
One standout property in their portfolio is CityWay, which has redefined luxury living in downtown Indianapolis. CityWay combines a concierge-style approach to services, extensive onsite amenities, carefully curated retail, and sophisticated apartment homes to offer an experience that offers a one-of-a-kind experience and goes far beyond traditional multifamily living.
Like many others in the multifamily industry, CityWay was forced to pivot during the pandemic. But what began as an urgent need for a virtual leasing solution quickly evolved into a long-term opportunity.
“We have nothing but great words to say about Realync. It has truly made a difference in the way that we do business. We see it being a useful tool for years to come."
- Ashley Parker, Senior Property Manager
The Challenge
Before Realync, CityWay used a virtual reality program and 3D floor plans during their lease-up process. While helpful in “walking” prospective residents through spaces that hadn’t yet opened, the solution fell short once the community grew. However, with more than 40 floor plans, only having virtual reality tools for two different unit types simply wasn’t enough, as it limited their ability to showcase the variety of their offerings.
The limitations didn’t stop there. From prior experience, video touring was further complicated by clunky logistics around file storage and attachments. As Ashley Parker, Senior Property Manager at CityWay, notes, “A large challenge when navigating virtual or video touring was video storage and sharing oversized files.”
To overcome these challenges, CityWay needed more than just a temporary solution. They needed a flexible, scalable tool that could showcase their entire community, eliminate operational headaches, and open the door to more personalized connections with prospects.
And it’s here that their partnership with Realync began to flourish.
The Solution
With Realync, CityWay set out to build a complete video library that captured the true essence of their community. Within the first three weeks, the team recorded as many vacant units and amenity spaces as possible, creating a cloud-based library of videos that could be instantly shared through various channels with prospects at any time. This proactive effort became the foundation of their virtual leasing success.
The difference was immediate. Instead of relying on limited virtual reality models, CityWay could now showcase every unit type and highlight what makes each layout unique. “With 652 apartment homes, it gives us the opportunity to walk into that specific apartment and say, ‘This is how this one is going to be different from the one you just saw,’” Ashley explained.
Beyond leasing, CityWay discovered new ways to put Realync to work. They recorded videos for move-in inspections, shared DIY maintenance how-tos, and created property update videos. These efforts not only streamlined operations but also made communication more personal and accessible.
But perhaps the most impactful use of Realync has been its ability to personalize the leasing process at every stage of the resident journey. By recording introductory videos of leasing consultants, prospects can virtually “meet” the team before touring in person, establishing trust and confidence early in the renter experience.
Realync allowed CityWay to preserve the one-on-one connection that has always been at the heart of their leasing approach — just in a new, more scalable format.
“Realync has been the #1 reason we’ve been successful and kept a steady leasing trend. It has helped us stay ahead of our competitors and continue to meet leasing goals."
- Ashley Parker, Senior Property Manager
The Outcome
In the first two months using Realync’s Virtual Leasing and Video Tools, CityWay produced nearly 150 videos and received over 4,200 views. What started as a rapid response to an industry disruption quickly became a competitive advantage for the community.
Through Realync’s property-specific training and hands-on support, the CityWay team gained the confidence to take ownership of their video strategy, quickly becoming proficient in their video leasing efforts. “After we were done with that training, it was pretty seamless and easy for us to jump in and start making videos right away,” said Ashley.
Most importantly, video leasing has transformed the efficiency of the prospect experience. With access to every floor plan online, renters can identify their preferred layouts before visiting in person, making onsite tours more efficient, focused, and fruitful.
And all those concerns about video storage and sharing large files? Forgotten. Realync’s platform removes all worry over storage and emailing large files. Even better, CityWay can now track unique links, making it simple to stay up-to-date with clients.
“Working with the Realync team has been great,” Ashley added. “From setup and training to follow-up, we’ve felt fully supported and encouraged by the Realync team. I really feel like they care as much about our success as we do.”
By embracing Realync, Buckingham’s CityWay didn’t just find a solution to a temporary challenge — they unlocked a more innovative, efficient approach to leasing that enhances the resident journey, strengthens relationships, and creates a more dynamic business model.
